Building Pads
A building pad is the flat, compacted, properly drained piece of ground your building sits on. Get it right and nobody ever thinks about it again. Get it wrong and you're looking at cracked slabs, doors that won't shut, and water running under your shop every spring.

When You Need This
- You're putting up a shop, pole barn, or barndominium
- A concrete contractor told you the site needs cut, fill, and compaction first
- Your build site slopes and needs to be benched level
- You want the pad high enough that water goes around it, not through it
How I Approach It
We walk the site and talk about the building first — size, slab or piers, where the doors face, where water comes from when it rains. Then the proposal itemizes the cut and fill, the compaction, any rock or fill material brought in, and the final grade with drainage falling away from the pad. Every line explained before you approve it.

Honest Notes on Conditions
Northland ground varies more than people expect. Near the lake you can hit shale a foot down — sometimes that's good news for a pad, sometimes it changes the cut. Clay that holds water through spring needs the right compaction and moisture, not just a smooth pass. If the digging reveals something the walk-through couldn't — buried debris, unexpected rock, soft pockets — the machines stop and you approve a written change order before we go further.
