How I Approach It
Drainage is a follow-the-water job, so ideally I walk it when the ground is wet — evenings and weekends make that easier to time. The proposal maps where the water comes from, where it needs to go, and prices each piece: ditch cutting or cleaning, culvert supply and set, and regrading. If part of the problem starts on ground I can't touch, I'll tell you that straight instead of selling you a fix that won't hold.

Honest Notes on Conditions
Northland clay holds water through spring — sometimes the fix is grade, sometimes it's a ditch, and honestly sometimes ground just needs time to dry. Old terrace tile in the fields toward Kearney still moves water in ways no map shows, and cutting a ditch through an unmarked tile line changes the job. If that happens, the machine stops, I show you the tile, and you approve a written change order before we touch it.
If Something Turns Up Underground
The machines stop. Mason shows you exactly what he found — rock, old field tile, buried debris — and what the options cost. Work doesn't continue until you approve a written change order. Nothing gets added to your bill without your written sign-off. That's the standing rule on every job.
