Grading & Site Leveling
Grading is reshaping the surface of your ground on purpose — smoothing rough or rutted land, leveling a site for a build, or resetting slopes so water runs where it should. It's the job underneath half the other jobs: driveways, pads, and drainage all live or die on grade.

When You Need This
- Rough, rutted, or lumpy ground you want smooth and mowable
- A yard that slopes toward the house instead of away from it
- A site that needs leveling before a build, pool, or outbuilding
- Dirt left in piles or spoils from another project that need spreading
How I Approach It
We walk the ground and talk about what you want it to do — shed water, mow clean, hold a structure. The proposal states the area, the finish (rough grade or fine grade ready for seed), any dirt hauled in or out, and where the water will go when I'm done. Grade is easy to hand-wave and hard to check, so I put it in writing instead.
What the Written Proposal Covers
- The area and the agreed finish — rough grade or seed-ready
- Fill dirt or topsoil in or out, with quantities
- Slope and drainage direction, stated plainly
- Compaction where the grade will carry weight
Honest Notes on Conditions
The dirt lies to you around here. Shale sits shallow near the lake, clay pockets hold water long after the surface looks dry, and old farm ground hides terrace tile and buried debris. A grade that looks simple on the surface can change when the blade gets a foot down. When that happens the work pauses, I show you what's there, and you approve a written change order before anything continues.
If Something Turns Up Underground
The machines stop. Mason shows you exactly what he found — rock, old field tile, buried debris — and what the options cost. Work doesn't continue until you approve a written change order. Nothing gets added to your bill without your written sign-off. That's the standing rule on every job.
