Land clearing is taking a piece of ground you can't use — trees, brush, stumps, deadfall — and turning it into ground you can. That might be a back acre you want to mow, a lot you're getting ready to build on, or a stretch of woods you want opened up for a view or a pasture.

How I Approach It
I walk the ground with you first — every time. We flag what stays and what goes, tree by tree if that's what it takes. Then I write up an itemized proposal: clearing, stump handling, debris disposal, and finish grading each get their own line, and I explain what each line costs and why. You don't approve anything you haven't seen priced.

Honest Notes on Conditions
Clearing is the job where surprises live underground. Around Smithville Lake, shale can sit a foot under the topsoil, and stump removal in rock is a different job than stump removal in clay. In the fields toward Kearney, old terrace tile turns up where nobody remembers it. None of that shows up in a satellite photo, and it's exactly why I walk the property before I price it — and why the change-order rule exists.

The machines stop. Mason shows you exactly what he found — rock, old field tile, buried debris — and what the options cost. Work doesn't continue until you approve a written change order. Nothing gets added to your bill without your written sign-off. That's the standing rule on every job.
